When we walk into the home I stay more quiet than you would typically see an agent to give the buyers a chance to SEE and FEEL of the potential property FIRST..... without high pressure sales. I find so many home buyers are just over whlemed and confused when they come to me. What community, size of yard, style of house, in town, out of town... they want sooo much on their wishlist from seeing so many homes, this causes frustration and in end they forget what their priorities original were when they started. I help you get your focus back, I show you the homes what are commonly listed at and what we may expect for negotiation room. When meeting with new Clients or speaking with them on the phone I find out where they fit most as there are many types and I strive to be able to adapt to all and customize my services to meet their needs. I may work with an investor and their only bottom line is money and the return on their investment....well, with them, I don't stand there and see how they 'feel'! We talk money and the Product! With all emotions out of it. Where its very different when walking through with a young family, newly married couple, families upsizing, downsizing. Its about functionality, affordability and their feelings and emotions. With new buyers its usually more about the affordability, priorities, compromise and many exciting plans and goals for future. I love seeing people start out and being apart of such an important mile stone whether its their 1st home or 20th. However; now NEGOTIATIONS when we are at the bargaining table I carry the same skills with me whether you are an investor or a Family looking for that right home. And thats to negotiate the best possible deal for you after assessing your risk level as a buyer, motivation, etc (to lose the home to another bidder). To an emotional buyer who is purchasing a home to raise their family may be devestated if we negotiate too hard and we lose the home to another buyer, we found out your price to importance of the home and work from there with your risk level, where an investor isn't attached to the home picturing the new baby coming home and we can afford to hold out at the bargaining table willing to pass on it. When initially meeting with Sellers, same thing, I'm QUIET! I come into your home, I sit down, pardon me, but I zip it and LISTEN! I ask questions a little while getting to know you, WHAT YOU WANT IN AN AGENT, Things you didn't see before or bad experiences that upset you that YOU LIKE TO SEE NOW. I then customize my service to meet YOUR needs and another thing is that there is a passion in me to do the utmost best I can and to see you come out of your home with the absolute most financially to that I don't mind pushing the price envelope some for you and work my best to get more in your pockets. I will do your general market analysis on your home, but then we will visit your personal motivations, selling time, your competition and we will decide 'together' with you very informed on Market Stats. Thats right; while you may be getting the low down on People's magazine, home reno mags, or kicking your feet up, Im studying daily the local market data and studying up to date STATS on avergae home prices in ANY given area, average days on market to sell, number of new listings and how many of those listings sell or fail showing you with real numbers and percentage AND sale to List Price ratios. I print these monthly stats off from the Edmonton real estate board, study and carry them around with me for whenever I need them.
